Lodha Place is a 17-acre (about 6.9 ha) development in Lower Parel, laid out on a former textile-mill site to a 2009 master plan by Pei Cobb Freed & Partners. The firm also designed the three residential World Towers, among them the 280 m World One, and the office tower One Lodha Place.
History
The site, in central Mumbai, is that of a former textile mill, which the Lodha Group turned into a 17-acre mixed-use development. Pei Cobb Freed & Partners drew up the master plan in 2009: it calls for three residential towers, two office buildings, cultural, retail and entertainment uses, set among boulevards, plazas and gardens.
World Crest was completed in 2017 and World One in 2020. In 2024 the Council on Tall Buildings and Urban Habitat gave the World Towers an Award of Excellence in the 200 to 299 m category. The office tower One Lodha Place, designed by Jay Berman, was under construction in 2019; it is now complete and LEED Platinum certified.
Architecture
The three residential towers rise above a large podium whose roof, a generous garden, forms the heart of Lodha Place; the podium is clad in a pleated skin of perforated aluminium panels. World One, World View and World Crest combine cloverleaf plans with stepped elevations, a way of fitting several towers onto a dense site. World One rises to 280 m; on its first tier each floor holds six "World Residences", and on its second tier two "World Villas". World View repeats the cloverleaf of World One's lower tier, while World Crest, the shortest of the three, has a kidney-shaped plan like World One's upper tier.
Around their bases the towers enclose a round entrance court with a fountain at its centre, and each has a drop-off marked by a glass canopy. Residents can use sports fields, a swimming pool, a clubhouse and a private landscaped terrace of 5.7 acres (about 2.3 ha) with indoor and outdoor pools.
The office tower One Lodha Place, by the same firm, rises to 600 feet (about 183 m). Its curtain wall of aluminium-composite panels matches the facades of the World Towers; the mullions shift position from floor to floor, weaving a pattern of glass and frame that recalls the textile mills of the past. At the foot of the tower, shops, restaurants and cafés line a plaza.
